Furnaces: Three and Four bedroom Units only:
DO NOT call outside contractors for furnace problems. Complete a work order and submit it to the office during open hours, or leave in the drop box at the front door when staff is on site. You will receive the invoice for any contracted calls placed by yourself.
After hours and during holidays, call the co-op office and leave a message. It is a good idea to leave a second message on the maintenance office answering machine for follow-up. Staff will call the necessary trades on the next business day. It is recommended you purchase plug-in space heaters for such emergencies from any hardware or department store. Follow manufacturers warnings for fire safety.

One and two bedroom units have “Polaris” units, with hot water tank and furnace joined in one unit. Furnaces: All Units
The co-op inspects furnaces annually and provides 1 clean filter at the time of the inspection. Members are responsible to change filters frequently while the furnace is in use.
Remember: dirty filters will use up extra natural gas and will not provide efficient heat for your home
Thermostats:
If you have no heat, before issuing a work order or calling the office, check the following:
Batteries: must be installed and working
Switches: 3 and 4 bd units make sure setting is on “heat” and fan is in “auto” position. 1 and 2 bd units make sure the master switch is in the “on” position
Programming: check that programming has been set properly on your thermostat
Fuses: check fuses or circuit breaker and replace or reset as required.
Note: If you call maintenance or the office and any of the above are the cause of no heat, you WILL be billed.

White Intake Pipes:
Our energy efficient furnaces require normal air flow through intake/outtake pipes located in unit backyards. These must be kept clear in order to prevent carbon monoxide poisoning. The white intake pipes should be kept unclogged and clear of all snow and ice.
One Bedroom Units:
Remove heavy snow from canopies over front doors, or, if ill health or disability prevents you from doing this, report heavy accumulations to the co-op office.
Two Bedroom Units:
Remove snow accumulation in winter to avoid water leakage problems for the one bedroom below you. Exterior stairs must be cleared of snow to avoid interruptions in Canada Post deliveries, or co-op deliveries.
ALL Units:
Remove snow accumulation in winter on all public walkways in front of, beside and behind your home. Salt icy patches immediately. Mail and garbage pick up services will be suspended if walkways are not cleaned
